Suchad Chiaranussati is the Chairman and Founder of SC Capital Partners. He also chairs the various Investment Committees.
Mr. Chiaranussati has successfully led SC Capital Partners in its investments and provided key leadership and direction since the firm’s inception in 2004.
Prior to founding SC Capital Partners at the end of 2004, Mr. Chiaranussati spent approximately six years with Westbrook Partners, where he opened its Asia office in Singapore and served as Principal and Managing Director responsible for Asian investment activities. Prior to joining Westbrook, Mr. Chiaranussati spent seven years at JPMorgan, based in Singapore and covering Southeast Asia, serving as a Vice President in the Proprietary Investment and Investment Banking groups, focusing on real estate and financial institutions. Prior to JPMorgan, Mr. Chiaranussati worked at Temasek Holdings, an investment holding company for the Government of Singapore, and the Central Bank of Thailand. In 1998, Mr. Chiaranussati was appointed as an advisor by the Central Bank of Thailand and other bodies to assist in the restructuring of the public and private sectors of Thailand.
Mr. Chiaranussati received an Honors Degree in Economics from the London School of Economics and Political Science, and a Master of Science in Management Science at Imperial College London.
Andrew Heithersay is a Partner, Managing Director and Investment Committee Member of SC Capital Partners, with investment responsibilities across Asia Pacific.
Prior to joining SC Capital Partners in 2013, Mr. Heithersay held senior leadership positions with LaSalle Investment Management throughout his 20-year service with the Group. As one of three founding members of LaSalle’s Asia Pacific business, Mr. Heithersay was International Director and Head of Acquisitions, Asia Pacific (ex-Japan). Earlier roles included Director of JLL Hotel’s valuation and advisory division in Sydney and Jakarta, followed by Director of Sandalwood Hotel Investment Company (a joint venture between LaSalle & Host Marriott Corporation).
Mr. Heithersay was based in Asia from 1997 and relocated to Australia in May 2021.
Mr. Heithersay earned an MBA from Macquarie University Graduate School of Management, a Graduate Diploma in Applied Finance and Investment from the Securities Institute of Australia and a Bachelor of Business in Property from the University of South Australia. He is also a Graduate of Australian Institute of Company Directors.
Michael Lane is a Partner, Managing Director and Investment Committee Member of SC Capital Partners, with investment responsibilities across Asia Pacific.
Prior to joining the firm, Mr. Lane worked for Morgan Stanley Real Estate Fund in Shanghai. Mr. Lane was also a Partner and co-founder of Pangu Investments, a real estate investment fund focused on China investments, and worked as well for Cushman & Wakefield. Mr. Lane started his career at Merrill Lynch Financial Advisor from 2001 to 2003 for a high-net worth wealth management group, managing $500 million in investable assets.
Mr. Lane graduated from Pomona College in Claremont, California with a Bachelor of Arts in International Relations and a Minor in Economics. He is also a CFA Charterholder.
Ian Lien is a Partner, Managing Director and Investment Committee Member of SC Capital Partners, with investment responsibilities across Asia Pacific.
Mr. Lien participates in acquisition, value enhancement and realisation activities with a special focus on hospitality-related investment opportunities throughout the region.
Prior to joining SC Capital Partners, he co-founded Octagon Capital Partners 2003 as an Asia Pacific focused hotel investment and advisory firm. Prior to founding Octagon, Mr. Lien was the Asia-Head of Acquisitions & Development for Starwood Hotels & Resorts Worldwide, Inc where he was responsible for managing and coordinating all aspects of growth and development for Starwood in the region, including acquisitions, joint ventures and contract growth. Mr. Lien led Starwood’s (and earlier Westin’s) growth in Asia for eight years at their headquarters in Tokyo and Singapore. As a prelude to heading growth activities for Westin/Starwood, Mr. Lien was responsible for Development Planning activities for Westin from 1989-1992.
Mr. Lien has a Bachelor of Science Degree in Hotel Administration from Cornell University.
Mr. Freddy Chua is a Partner & Managing Director. Mr. Chua originally worked with SC Capital Partners from June 2006 to November 2007, and rejoined in September 2008.
Mr. Chua was previously the CEO and minority shareholder of Stonegate China Properties Limited, a Morgan Stanley affiliate. Prior to initially joining SC Capital Partners, Mr. Chua was a Board Member, Managing Director and Head of Investment Management of Rodamco Asia. Mr. Chua also worked with the real estate investment arm of GIC, where he was involved in investment and asset management activities in San Francisco, London and Hong Kong. From 1993 to 1995, Mr. Chua was head of Hong Kong and China investments at GIC. Prior to joining GIC, Mr. Chua held a variety of financial analysis, reporting and accounting positions with the Exxon/Esso Group for over seven years.
Mr. Chua graduated with an Honors Degree in Accountancy from the University of Singapore.
James Calanchini is an Executive Director in the investments & asset management team. Based in Singapore, Mr. Calanchini is responsible for the asset management, value enhancement, acquisition and divestment activities for the firm’s strategies.
Prior to joining SC Capital Partners in 2022, Mr. Calanchini spent several years with Lendlease, where he was based in Sydney. During this time, he worked as an Investment Manager across a diverse portfolio of office assets, held by both unlisted funds and on behalf of mandate clients. Before joining Lendlease, he held a series of analytical roles, which covered fund and property level analytics, transactions, and property market research. These included positions at Dexus Property Group in Sydney and Avignon Capital in London.
Mr. Calanchini has a Bachelors’ Degree in Business (Property) from RMIT University in Melbourne and has an Australian (NSW) Real Estate Licence.
Justin Cham is a Director in the investments & asset management team. Based in Singapore, Mr. Cham is involved in various acquisitions, asset management, value enhancement and realisation activities for the firm’s various strategies.
Prior to joining SC Capital Partners in 2022, Mr. Cham spent over six years with Keppel Capital as well as Keppel DC REIT, where he was last Head of Investments. Prior to Keppel, Mr. Cham was involved in the portfolio and fund management of an Asia Pacific real estate fund at PGIM Real Estate, and handled real estate acquisitions at MEAG Pacific Star Asia. Earlier in his career, Mr. Cham was with DBS Bank’s investment banking team, where he was focused on the origination, structuring and execution of REIT IPOs and equity fundraisings.
Mr. Cham holds a Bachelor of Business, First Class Honours from Nanyang Technological University, Singapore, with a double major in Banking & Finance and Business Law. He is also a CFA Charterholder.
Chiu Man Yik is a Managing Director and the Head of Asset Management. Based in Hong Kong, Mr. Chiu focuses on managing investments across the Asia Pacific region.
Mr. Chiu joined the firm in 2022 with over 33 years of experience in the real estate industry and a proven track record in the acquisition and asset management of real estate portfolios of stabilized assets, value-add projects and greenfield developments. He previously worked for CapitaLand Investment Management, where he was responsible for overseeing all assets in their value-add fund, including the development and execution of asset enhancement plans. Prior to CapitaLand, Mr. Chiu spent 13 years with LaSalle Investment Management where he was the Head of Asset Management for Greater China.
Mr. Chiu holds a Bachelor of Arts Degree from the University of Texas, Austin and a Diploma in Surveying from the College of Estate Management in the UK. He is MRICS, CFA and FRM qualified.
Choo Kong Thien serves as the firm’s Finance Director. Based in Singapore, Mr. Choo oversees all finance-related, accounting and financial controlling functions in the firm.
Mr. Choo joined the firm in 2006. Prior to SC Capital Partners, Mr. Choo worked at Wilmar Singapore as Treasurer, and was responsible for the treasury and financing activities of the group with companies located mostly in Asia. Prior to that, Mr. Choo spent five years with Asia Pulp & Paper as Corporate Finance Manager and was involved in financing, accounting and financial controls for subsidiaries in Asia and Europe. Mr. Choo also worked at two Singapore-listed companies as an internal auditor and financial controller and was assigned positions in China and Vietnam. Mr. Choo began his career as an auditor in KPMG Malaysia and then Deloitte & Touche Singapore.
Mr. Choo received a Bachelor of Commerce Degree from the University of Melbourne.
Sharon Eng serves as a Senior Finance Manager at SC Capital Partners. Based in Singapore, she is responsible for finance, accounting, and tax reporting for the firm’s strategies.
Ms. Eng joined the firm in 2021 with 17 years of experience, including 13 years focusing on finance operations and fund reporting for Asia Pacific real estate private equity funds. Prior to joining SC Capital Partners, she was Vice-President of Real Assets Fund Accounting at Citco Fund Services, specializing in fund administration, investor reporting and Yardi system-related initiatives for a portfolio of global real estate investment managers. Ms. Eng also worked as a Finance Vice-President at LaSalle Investment Management where she was responsible for a wide spectrum of finance functions, including transaction and tax support, for their Asia Pacific opportunistic funds.
Ms. Eng began her career as an auditor with KPMG Singapore. She holds a Bachelor of Accountancy from Nanyang Technological University of Singapore and is a Chartered Accountant of Singapore.
Esther Gooi is an Executive Director in the investments & asset management team. Based in Singapore, she is responsible for the asset management, value enhancement, acquisition and divestment activities for the firm’s strategies.
Ms. Gooi joined the firm in 2021 with over 18 years of experience. Prior to joining the firm, Ms. Gooi worked at Ascendas Funds Management (manager of Ascendas REIT) as Assistant Vice President, Portfolio Management. She was previously with Lendlease Investment Management and Frasers Centrepoint.
Ms. Gooi holds a Bachelor of Business (Specialisation in Marketing) from Nanyang Technological University, Singapore.
Emma Gordon serves as a General Counsel for the firm’s various fund strategies. Based in Singapore, Ms. Gordon is responsible for managing the funds’ legal affairs.
Ms. Gordon joined the firm in 2016. She is a UK qualified lawyer, and prior to relocating to Singapore, worked for over eight years in private practice in the UK. Ms. Gordon specialised in commercial real estate transactions and advised on a full range of real estate matters including investment and development site and portfolio acquisitions and disposals, asset acquisition funding, corporate support work as well as a broad spectrum of landlord, tenant and asset management work on behalf of developers, institutional landlords, education institutions, family offices, funds and trusts.
Ms. Gordon received her Bachelor of Laws (Honors) from Trinity College, Dublin. She completed the Legal Practice course at the College of Law, Nottingham and has been admitted as a Solicitor in England and Wales.
Karen Gu is a Director in the investments & asset management team, and is involved in acquisition, asset management, value enhancement and realisation activities for the firm’s various strategies.
Ms. Gu joined SC Capital Partners in 2020, with over seven years of real estate investment experience in Asia Pacific. Prior to joining the firm, Ms. Gu spent five years at Franklin Templeton, responsible for due diligence, underwriting and sourcing of APAC private real estate funds, co-investments and JV deals. Earlier in her career, Ms. Gu was an Investment Executive at United Overseas Land (UOL) in Singapore, researching, analysing and modelling investments on residential development and commercial investment opportunities with a focus on Singapore and Greater China.
Ms. Gu graduated from the University of Hong Kong with a Bachelor’s Degree in Economics and Finance. She is also a CFA Charterholder.
Bruce Hennen serves as a Senior Development Advisor, and is responsible for directing and managing development projects throughout the Asia Pacific region.
Mr. Hennen joined SC Capital Partners in 2013 with over 35 years of experience in real estate, including 19 years based in Asia. Prior to joining the firm, Mr. Hennen has led numerous high-profile developments for various local and regional players across the United States and Asia Pacific, including direct involvement and responsibility for the planning, tendering and construction of projects.
Mr. Hennen is a trained civil engineer and started his career as a structural designer for San Francisco-based engineers Martin, Middlebrook & Nishkian. Mr. Hennen received a Bachelor of Science, majoring in Civil Engineering and Structures with a minor in Computer Science from the University of Minnesota.
Managing Director, Direct Lending & Special Situations
Rai Katimansah currently serves as Managing Director, Direct Lending and Special Situations. Based in Singapore, he oversees the firm’s credit investments across the Asia Pacific region.
Mr. Katimansah joined the firm in 2023 with over 25 years of real estate investment experience in Asia Pacific. He previously worked at Sun Hung Kai & Co. Limited, where he was Partner and Portfolio Manager of Multiple Capital Investment Partners (MCIP), a Sun Hung Kai-sponsored global real estate debt fund. Prior to that, he was Managing Director, Head of Debt Investments & Head of Southeast Asia Real Estate Investments at Phoenix Property Investors. Earlier in his career, Mr. Katimansah held roles in a number of investment firms in both the United States and Asia Pacific.
Mr. Katimansah holds a Bachelor of Science in Architecture & Urban Planning from Cornell University and a Masters in Urban Planning from the University of Pennsylvania.
June Kim is an Executive Director in the investments & asset management team. Based in Tokyo, Ms. Kim focuses on acquisition, value enhancement and realisation activities for the firm’s various strategies.
Prior to joining the firm in 2022, Ms. Kim worked at EGW Asset Management in Tokyo as a Director of Asset Management of Hotels. She worked on asset management of the company’s hotel portfolio across Japan, supported the hotel acquisition and hotel development process, and also developed relationships with Korean institutional investors. Prior to EGW, Ms. Kim was with Fortress Investment Group Japan as Vice President for hotel acquisitions and asset management. Ms. Kim also worked for Jones Lang Lasalle Tokyo and Morgan Stanley Capital (formerly Panorama Hospitality).
Ms. Kim holds a Bachelor of Science from Hanyang University, South Korea and a Masters in Real Estate Finance and Hotel Business Strategy Development from Cornell University. She is fluent in English, Korean and Japanese.
Shelson Lim is an Executive Director in the investments & asset management team. Mr. Lim is involved in acquisition, asset management, value enhancement and realisation activities for the firm’s various strategies in the Asia Pacific region.
Prior to joining the firm in 2017, Mr. Lim spent three years in Deloitte Real Estate (London) as Senior Associate, responsible for providing real estate development consultancy as well as valuation advisory services for institutional clients.
Mr. Lim received his Master of Science in International Real Estate & Planning from the University of London and graduated with a Bachelor of Science in Neuroscience from King’s College of London.
Abel Mak is an Executive Director in the investments & asset management team. Mr. Mak is based in Hong Kong and is involved in acquisition, asset management, value enhancement and realisation activities.
Mr. Mak joined SC Capital Partners in 2016 and has since been involved in a variety of real estate acquisitions and asset management initiatives across the Asia Pacific region. Prior to joining the firm, Mr. Mak was with ARA Asset Management (Prosperity) Limited, where he participated in various acquisition and asset management strategies.
Mr. Mak graduated from York University with a Bachelor of Arts with Honors in Economics.
Miak Ou heads up the sustainability team at SC Capital Partners. Based in Singapore, she is focused on driving and implementing the firm’s environmental, social and governance (ESG) objectives, strategies and policies.
Prior to joining SC Capital Partners in 2021, Ms. Ou was a Senior Sustainability Manager with City Developments Limited, one of Singapore’s largest property developers, where she implemented ESG communication initiatives. Ms. Ou also covered international policy at Singapore’s Ministry of Sustainability and the Environment, where she represented Singapore in sustainability-related negotiations, including at the United Nations General Assembly, the United Nations Environment Assembly, and the Trans-Pacific Partnership.
Ms. Ou received an Honours Degree in Communication Studies from the Wee Kim Wee School of Communication and Information, Nanyang Technological University.
Jester Perez heads up the research function at SC Capital Partners, focusing on the Asia Pacific real estate market.
Mr. Perez joined the firm in 2022 with over 18 years of experience, including 15 years in commercial real estate. Prior to joining SC Capital Partners, Mr. Perez worked at Lendlease (Sydney and Singapore) for 10 years. Prior to Lendlease, Mr. Perez was with Jones Lang LaSalle in Sydney as a Research Manager, where he was responsible for publishing industry-leading research on the commercial real estate market.
Mr. Perez holds a Bachelor of Commerce Degree, majoring in Property Economics from the University of Western Sydney and holds a Property Investment & Finance Diploma from the Property Council of Australia.
Jyoti Ramchandani is Fund Manager of SCORE+, SC Capital Partners’ pan-Asia core-plus fund. She is responsible for transactions, asset management and the operations of the fund. She joined the firm in 2019 with over 18 years of experience, including 14 years in real estate, primarily focused on funds management in Asia. Her experience has also covered research and strategy, investor relations and business development. Ms. Ramchandani is based in Singapore.
Prior to joining SC Capital Partners, Ms. Ramchandani worked at Lendlease, Asia as Managing Director, Head of Investment Management and Fund Manager. She was a member of the senior management team and her key responsibility was to drive growth and performance across Lendlease’s Asia funds platform. Prior to joining Lendlease Asia, Ms. Ramchandani was a fund manager with ING Real Estate Select, where she was responsible for investing and managing third party capital in real estate funds across a range of investment strategies in the Asia Pacific region. Ms. Ramchandani has also previously worked at Henderson Global Investors, PMA and Experian, where at the latter she started her career as an economist.
Ms. Ramchandani holds a Master of Arts and Bachelor of Arts (Honors in Economics) from Peterhouse, Cambridge University.
Kevin Sia is the firm’s Regulatory and Compliance Officer. He oversees the regulatory and compliance function of the firm from its Singapore headquarters.
Prior to joining the firm in 2016, Mr. Sia was with Point72 Asia (Singapore) as Country Manager and Compliance Officer, overseeing the Singapore office and compliance matters relating to its fund management business. Prior to Point72 Singapore, Mr. Sia was a compliance officer at Tantallon Capital Advisors, overseeing compliance matters in relation to its hedge fund business. Mr. Sia began his career as an auditor at PwC Singapore.
Mr. Sia graduated with a Bachelor of Accountancy from Nanyang Technological University.
Chau Ta holds the title of Executive Director, Legal Transactions. Based in Ho Chi Minh City, Ms. Chau oversees all legal matters regarding the firm’s transactions.
Ms. Chau joined SC Capital Partners in 2012. She has over 20 years of professional experience in real estate legal matters, especially in relation to structuring, real estate licensing, greenfield investment, construction, zoning and other related issues. Prior to joining the firm, Ms. Chau headed the Real Estate Practice Group of DFDL Vietnam, a leading international law firm specializing in emerging markets with pan-Asia legal and tax expertise. Ms. Chau previously worked at a London Stock Exchange listed property fund investing in Vietnam and Cambodia, and has also worked with law firms advising on property law in Vietnam and real estate-related matters in Australia.
Ms. Chau received her Masters of International Law (Honors) from the University of Sydney. She also graduated with a Bachelor of Arts (majoring in Japanese and Government) and Bachelor of Laws (Honors) from the University of Sydney. She has also been admitted as a solicitor by the Supreme Court of New South Wales, and continues holding a practicing certificate issued by the Law Society of New South Wales.
Tan Mei Xi serves as a Director in the investor relations team. Based in Singapore, Ms. Tan is involved in project management, marketing and fundraising activities for the firm’s various strategies.
Prior to joining SC Capital Partners in 2024, Ms. Tan led the establishment of the Client Services function at CapitaLand Investment’s private equity real assets business. Earlier in her career, Ms. Tan held various investor relations and product specialist roles at Morgan Stanley Real Estate Investing and Partners Group.
Ms. Tan received a Bachelor of Business Administration from Singapore Management University.
Vincent Tan serves as a Director in the development team. He is responsible for directing and managing development projects for the firm throughout the region.
Mr. Tan joined SC Capital Partners in 2018, with 20 years of real estate development experience in the Asia Pacific region, covering various sectors such as residential, hospitality, offices, retail and industrial assets. Prior to joining the firm, he was Director of Projects for World Class Global Ltd, where he was involved in real estate developments in Asia Pacific. Mr. Tan also worked at Pramerica Real Estate Investors as Vice President of Project Development.
Mr. Tan received his Bachelor of Architecture and Bachelor of the Arts (Architectural Studies) from the National University of Singapore.
Vidula Verma is the Group General Counsel and oversees all general counsel activities at SC Capital Partners.
Prior to joining the firm in 2007, Ms. Verma was General Counsel for Swire Pacific Offshore and was responsible for legal issues relating to all its offices globally. Ms. Verma was previously the Director of Compliance at Barclays Capital in Singapore and was responsible for compliance of all businesses of the bank in Singapore and Indonesia. Prior to that, she was a legal counsel for Teletech Customer Management and a consultant for Compliance Asia. Ms. Verma has also previously worked for JP Morgan in Singapore as the Vice President and Assistant General Counsel, where she was responsible for the firm´s asset management services.
Ms. Verma received her Bachelor of Arts from Oxford University. She is admitted as a Barrister in England and Wales, Singapore, and New South Wales, Australia.
Christine Wong serves as a Senior Finance Manager. Based in Singapore, she is responsible for the firm’s finance, accounting and tax reporting for the funds and manager entity.
Ms. Wong joined the firm in 2009. Prior to joining SC Capital Partners, Ms. Wong spent seven years with City Developments Limited (CDL) as Treasury Assistant Manager where she was responsible for group treasury operations, cashflow projections, loan administration and issuance of medium-term notes. Before CDL, Ms. Wong worked for various regional players such as Crowe Malaysia and Hong Leong Finance Malaysia, where she was involved in various tax, audit and accounting functions.
Ms. Wong has over 28 years of experience in treasury, audit and accounting, majority of which is in the real estate sector.
Zhao Qian is a Managing Director and Portfolio Manager. Based in Singapore, she oversees the performance of the firm’s opportunistic flagship fund series, Real Estate Capital Asia Partners (“RECAP”).
Prior to joining SC Capital Partners in 2011, Ms. Zhao worked in KPMG’s Global Infrastructure and Project Advisory team. She previously worked at Babcock & Brown and in John Laing Investments’ principal investment teams, where she was involved in underwriting, deal structuring and project financing of public-private partnerships and other infrastructure projects.
Ms. Zhao received her Master of Management in Hospitality Degree jointly from Cornell University and Nanyang Technological University. She also graduated with a Bachelor in Accountancy (First Class Honors) Degree from Nanyang Technological University, Singapore. Ms. Zhao is also a CFA charterholder.
