SC Capital Partners Sells Rivervale Mall in Singapore for S$276 Million
Singapore, 30 September 2026 – SC Capital Partners Group (“SC Capital Partners”), a Singapore-headquartered private equity real estate investment manager, announced the sale of Rivervale Mall in Singapore on behalf of its SC Core Fund (“SCORE”).
The suburban retail asset was acquired in March 2019 for S$230 million and sold for S$276 million, representing approximately 20% premium to acquisition cost, with the transaction completed on 30 September 2026. The sale price also represented approximately 6% premium to the asset’s most recent valuation as at June 2026.
Rivervale Mall is a well-established neighbourhood retail and community destination in Sengkang, comprising approximately 81,100 square feet of net lettable area. Acquired in 2019 for its strong residential catchment, low occupancy costs and embedded rental growth potential, the asset was sold at near 100% occupancy across more than 60 tenants, reflecting its strong operating performance and appeal to retailers.
Under SC Capital Partners’ management, the team executed a series of targeted asset management initiatives that significantly enhanced the Mall’s income profile and long-term positioning. Through proactive leasing, tenant remixing and the introduction of a new anchor supermarket operator, SC Capital Partners successfully refreshed the retail offerings and achieved positive rental reversions across the asset.
The Manager also strengthened Rivervale Mall’s role as a neighbourhood retail and community hub, maintaining a balanced mix of essential and non-discretionary offerings. Disciplined asset and prudent financial management supported the asset’s performance through multiple market cycles.
Suchad Chiaranussati, Chairman and Founder of SC Capital Partners, said: “We are pleased to have achieved a positive outcome for our investors through the sale of Rivervale Mall. The asset has demonstrated resilient performance throughout our ownership period, supported by its strong market position and defensive retail characteristics. The Mall continued to serve its local community and maintain strong occupancy through the COVID-19 pandemic, demonstrating the strength of the asset and its underlying fundamentals. The successful divestment reflects the execution of our investment strategy and our commitment to delivering value for our investors.”
The transaction highlights the success of SCORE’s strategy of investing in resilient, income-producing assets and executing targeted asset management initiatives to drive performance and value over the investment period.
