The Fund

Real Estate Capital Asia Partners (RECAP) is a series of closed-ended opportunistic funds under the SC Capital Partners Group. The RECAP Funds are private investment vehicles organized as Cayman Islands exempted limited partnerships. The RECAP Funds are opportunistic in strategy and target a Gross Asset Leveraged IRR of 20%. SCCP has raised a total of five opportunistic fund (RECAP I – V) and has fully realized RECAP I and II, achieving top decile performance in its respective vintages. Since 2005, RECAP has committed $1.6 billion of equity and $3.2 billion of total capital across 68 distinct transactions on behalf of RECAP I – RECAP V. The Funds have raised total equity commitments in excess of $2.3 billion across a diversified, global pool of blue-chip institutional investors.


The flagship opportunistic fund series, RECAP, focuses on value creation through refurbishing, repositioning and operating real estate assets where market inefficiencies and strong macroeconomic fundamentals yield attractive opportunities. RECAP’s investment approach is agile and sensitive to local market conditions while simultaneously maintaining steadfast investment principles that guide us across several types of transactions and geographies in Asia. RECAP is sector-agnostic, and invests across Asia, including (but not limited to) Japan, Greater China (mainland China, Hong Kong, Macau and Taiwan), South Korea, Thailand, Singapore, Malaysia, Indonesia, Vietnam, Australia and New Zealand.
